Apartment Yerevan

Apartment Yerevan is a small guesthouse operation: six apartments spread across a 3-story building on N. Shengavit 5th Street, building 21. Each unit has two rooms, a kitchen-studio, and a shower with toilet, and the place takes up to 4 guests per apartment.

The operator offers a free transfer, Wi-Fi, and proximity to Shengavit metro station — about 2 minutes on foot, by their own account. Check-in runs from 13:30, check-out is at 11:00, and quiet hours are set from 21:00 to 10:00. Minimum stay is 2 nights.

Pricing starts at 15,000 AMD for 2 adults, with 4,000 AMD added per extra adult. One child under 12 stays free; a second child costs 3,000 AMD. Stays of 5 nights or more get a 10% discount, and 10 nights or more get 20%. Booking goes direct through the property's own site, which it says cuts out intermediary fees.

This is in Yerevan's Shengavit district — roughly 5 km south-southwest of the city center in straight-line terms — on N. Shengavit 5th Street, near Shengavit metro station.
