ZOAR Residence

ZOAR Residence is a residential building under construction in Yerevan. When finished it will hold 106 apartments across 15 residential floors, plus one floor of commercial space and two underground parking levels.

Each unit is designed to have its own gas line and individual heating, rather than a shared central system. Windows are aluminum-framed with thermal insulation. The entrance hall is planned with a 4.5-meter ceiling; corridors are set at 2.9 meters wide. Two elevators. A security service.

The developer says the building's footprint covers 27% of the plot, leaving more of the yard as shared outdoor space. The site sits in a neighborhood that's already built up — the ground floor is planned to house a supermarket, fast-food outlets, and shops, with schools, kindergartens, and city transport nearby. Raphael Vardanyan is named as the project's director.
